American school buses, Airstreams and other distinctive vehicles, restored and fitted out as rooms. The silhouette is the reason the stay is remembered.

A vehicle on its own is an object. Placed inside the right architecture, lit and served properly, it becomes a destination.

Booking, pricing, arrival, housekeeping and guest support run on a professional property-management operation, not on improvisation.

Berlin still has what most European capitals have already spent: tall, raw, characterful industrial space, close enough to the centre to matter. That is the whole reason the first ORUNEVA is being looked for here, and not somewhere else.

We are looking in Berlin for a location with enough character, flexibility and potential to turn a collection of iconic units into one coherent destination.
We are not looking for somewhere to park vehicles. We are looking for a place capable of turning them into a destination.

A location partner provides the setting and helps unlock the potential of the site — the asset, the local knowledge and the property-side collaboration.
Fleet Partner
The fleet partner supplies the vehicles and the specialist knowledge to convert, integrate and maintain them — the part nobody else in hospitality has.
Property Manager
The property manager runs the stay on a professional technology stack: booking and channel management, dynamic pricing, digital arrival, guest messaging, housekeeping and reporting.

The product can be unconventional. The operation cannot. Every ORUNEVA site is run on an established short-stay management stack, with defined responsibilities on both sides of the agreement.

The vehicle as a character.
An ORUNEVA unit is photographed and described the way a building is: silhouette, history, materials, the way light moves through it. Original fittings are kept where they carry meaning — the folding door, the destination blind, the ribbed flank — and everything else is rebuilt around comfort.
What the guest gets is a private room with a bed, storage, heating and a bathroom solution appropriate to the specific unit and site. What the guest remembers is the object they slept inside.
Around the unit.
A successful site builds a wider world around the vehicles. Not every location needs every element — the site determines the mix.
Come for the night. Remember the place.
One or two nights. Weekends. City breaks. Couples, friends, design and architecture travellers, and Berliners looking for a short step outside the ordinary.
Stay a little longer.
Project-based work, temporary relocation, visiting teams and time between homes. Longer stays depend on the surrounding infrastructure of the specific site, not on the unit alone — and ORUNEVA is not a substitute for an apartment.

The concept may work precisely because the location has raw potential. We prefer protected and sheltered environments, because the vehicles should not be presented as permanently exposed.

We do not arrive with a fixed deal. These are the structures we are open to exploring, and each is modelled against the specific site.
Lease
A defined commercial agreement for use of the space.
Hybrid
A fixed base plus variable participation.
Revenue share
Commercial participation aligned to agreed responsibilities and investment.
Joint development
A deeper partnership around site activation, works and hospitality operation.
Every model remains subject to commercial, legal, planning, tax and operational analysis. We do not promise returns, and we do not promise that a site can legally host the concept before site-specific assessment.
A use that suits difficult buildings.
ORUNEVA activates space that is hard to let conventionally: too raw, too tall, too irregular, or awaiting a longer-term plan. The units are self-contained, so the demands placed on the building are lighter than a fit-out that has to create rooms from scratch.
The result is a distinctive hospitality use, a reason for people to come to the address, and a visual identity the asset can be associated with.

ORUNEVA
Brand, experience, concept and destination. ORUNEVA owns the narrative: how the project feels, how it looks, what a guest remembers and how each location becomes part of the same world.
Fleet Partner
Vehicles, asset know-how and technical care. The fleet partner sources, restores and fits out distinctive American and European vehicles, and holds the knowledge required to integrate and maintain them on site.
Property Manager
Technology-led hospitality management. The property manager brings the booking engine, channel manager, revenue management, keyless arrival, guest messaging and housekeeping stack that turns an unusual object into a reliable stay.
Location partner
The fourth role is still open. The site, the local asset knowledge and the property-side collaboration come from a partner in Berlin we have not met yet.
Three specialisms, one accountable brand.
Unusual accommodation fails in predictable ways: the object is charming and the operation is amateur, or the operation is competent and the object is generic. Splitting the roles is how the concept avoids both.
The location partner is responsible for the asset. The fleet partner is responsible for the units. The property manager is responsible for the stay. ORUNEVA is responsible for the experience the guest actually buys — and is the brand the guest books.

2. What we collect, and why
The location form. First and last name, email, phone, company, role, your relationship to the property, and the information you give us about the site — address or district, type of space, approximate size, indoor/covered/outdoor, current use, availability, utilities, planning status, links and your description. We use it for one purpose: to assess whether the property could fit the ORUNEVA concept and to reply to you about it.
Correspondence. If you email or call us, we process what you send us in order to answer.
Server logs. Our hosting provider records the technical data every web server records — IP address, timestamp, requested file, referrer, browser and operating system — to deliver the site and keep it secure. These logs are not used to identify visitors and are not combined with the form data.
We do not use advertising trackers, we do not build profiles, we take no automated decisions with legal effect, and we do not sell or rent data to anyone.
3. Legal bases
- Your consent, given by ticking the box on the form — Art. 6(1)(a) GDPR. You may withdraw it at any time, without affecting processing already carried out.
- Steps taken at your request before entering into a contract — Art. 6(1)(b) GDPR.
- Our legitimate interest in answering a business enquiry, keeping a record of it and operating a secure website — Art. 6(1)(f) GDPR.
- Legal obligations, where one applies — Art. 6(1)(c) GDPR.
4. Who sees the data
- The people working on the ORUNEVA location search within Sostify S.r.l. and its project partners, bound to confidentiality.
- Professional advisers — legal, technical, planning — where a specific site is being assessed and only to the extent needed.
- Netlify, Inc. (USA), which hosts the website and processes any form submission, as a processor under Art. 28 GDPR.
- Our email and office software providers, as processors.
Where a processor is outside the European Economic Area, the transfer is based on the European Commission's Standard Contractual Clauses and, where applicable, on the provider's certification under the EU–US Data Privacy Framework.
5. How long we keep it
Enquiry data is kept while the opportunity is under consideration and for up to 24 months after our last contact, so we can pick the conversation back up. Where a contract follows, the statutory retention periods for commercial and tax records apply. Server logs are kept for a short period by the hosting provider for security purposes. You can ask us to delete your data sooner.
6. Is it mandatory?
No. Sending us a property is entirely voluntary. The fields marked with an asterisk are the minimum we need to assess a location and reply; without them we cannot process the enquiry.

If this notice changes materially we update the version and date at the top of this page.
Cookies and tracking

This site sets no cookies
Not one. No analytics, no advertising pixels, no session cookies, no local storage, no fingerprinting, no consent-management platform. Nothing is written to your device and nothing needs your permission, which is why you are not being asked for any.
The one external request
The page loads its two typefaces from Google Fonts. That means your browser contacts a Google server, which receives your IP address in the process. No cookie is set by it, but the request itself is a transfer of data to a third party.
We are moving these font files onto our own server so that the site makes no third-party request at all. Until that is done, this is the only element on the page that reaches outside our own hosting.
Server logs
Our hosting provider records standard access logs. That is a server-side record, not a cookie, and it is covered in the privacy notice.
If that changes
If we later add analytics, embedded video, a booking engine or anything else that stores or reads information on your device, a consent banner will appear before it loads, non-essential technologies will be off until you accept, and you will be able to change your mind at any time. We will not activate any tracker before that mechanism exists.
Your browser
You can block or delete cookies for any site in your browser settings. On this site it makes no difference, because there are none.

About the ORUNEVA name
ORUNEVA is a project and brand of Sostify S.r.l. It is not a separate legal entity. Should a dedicated company be established for the Berlin project, this page will be updated before any commitment is entered into under that name.
Applicable law
Sostify S.r.l. is established in Italy and provides its information society services under Italian law, including when those services are directed at other Member States of the European Union. This follows the country-of-origin principle of Directive 2000/31/EC, implemented in Italy by Legislative Decree 70/2003 and in Germany by § 3 DDG.
Consumer dispute resolution
We are neither obliged nor willing to participate in dispute resolution proceedings before a consumer arbitration board. The European Commission's online dispute resolution platform was discontinued on 20 July 2025 and is therefore no longer referenced here.
